High-Character Tenants Come First
This is our number one priority. A high-character tenant works with us as a teammate to resolve the inevitable maintenance issues that pop up on a rental. They’re reasonable when issues arise. They communicate. They take care of your property like it matters to them — because it does.
Character comes first, but it’s also crucial to vet the tenant’s financial condition to make sure they can meet the obligation. Our screening process is thorough:
INCOME VERIFICATION
We verify employment and income to confirm the tenant can comfortably afford the rent — not just barely make it.
CREDIT CHECK
Full credit history review to understand financial responsibility and identify any red flags.
CRIMINAL BACKGROUND
Background screening to protect you, your property, and the surrounding community.
UNLAWFUL DETAINER & REFERENCES
We check for any eviction history and contact previous landlords. Past behavior is the best predictor of future behavior.
We also meet each potential tenant at the showing so they can ask any relevant questions and we can provide full transparency about the property and how it’s being delivered. This sets the collaborative tone from the outset. We never put a lockbox on the property for self-tours — we find this risky, and we can’t actually meet your potential tenant. We want to do the vibe check and make sure they reflect high character and professionalism.
To date, we have never had to evict a tenant we’ve placed — and we’re proud of that record.
But we’re also realistic. No one bats a thousand forever. Sometimes a tenant presents well during the process and a different side comes out once conflict arises. That’s the nature of working with people. What we can promise is that our screening process is designed to minimize that risk as much as humanly possible, and when challenges do come up, we handle them with professionalism and protect your interests.
We’re looking for the full picture — not just a credit score. A good tenant is someone we’d be comfortable having in our own property. That’s the standard.
Smart Pricing. The Sweet Spot.
Getting a good tenant is also a product of pricing. If you price on the upper band, you get fewer people in the door to see it. That reduces your applicant pool, increases vacancy time, and counteracts the very reason you wanted that higher rate in the first place.
We like to look at the holistic picture of your annual P&L and find the sweet spot. We encourage coming in slightly below market rates to maximize traffic and reward excellent tenants by keeping them at a rental rate that creates a value proposition — versus having to move and potentially pay more elsewhere.
Nothing kills the P&L like vacancy and turnover. When a property turns, you’re paying a new procurement fee to find the next tenant, absorbing vacancy costs, and repairing normal wear and tear items. That often wipes out any rent increase you were hoping to get. It’s all about finding the sweet spot.
High Standards Start With You
Character matters on both sides of the equation. Just as we prioritize high-character tenants, it’s equally important to us that our clients maintain a high standard in the upkeep of their property. This allows us to manage it with an equally high standard. The owner sets the tone — and when the property is well-maintained, the tenant respects it more, stays longer, and causes fewer issues.
It’s important the client has enough cash flow from the property — or other financial sources — to fund important repairs in a timely manner. This keeps tenants happy and limits turnover. When clients are too financially constrained, they’re more stressed about any issue that arises and risk goes up for all parties. This is exactly why the home inspection and preparing the property the right way from the outset is so important — it prevents surprises and sets everyone up for success.
For all new clients, we strongly recommend a professional and comprehensive home inspection if one hasn’t been done recently. This happens before we launch the property. It informs you of any issues that need immediate attention before launch — and areas we need to keep an eye on going forward.
